Dry Rot (Serpula Lacrymans)

Dry rot (Serpula Lacrymans) thrives in moist unventilated areas therefore attacking parts of the home not often seen. Floor voids, loft timbers and behind timber panelling are all prime locations for attack Dry rot is able to penetrate through the brickwork and attack skirting boards from behind the front side.

Remedial treatment usually involves the removal of the rotted timber which is replaced with pre-treated timber. Masonry is treated and sterilised to a distance of 1 metre beyond the last visible signs of fungal stranding. Chemical fungicidal treatments will absorb into the timber creating a barrier to any further attack. Other means of prevention such as improved ventilation will be recommended if necessary by our on-site surveyor.

Wet Rot (Coniophora Puteana)

Wet rot is the decay of timber due to high moisture levels in the environment and can often be a result of a structural defect trapping water and/or moisture. Vunerable areas include windows and door frames, flooring in kitchens and bathrooms and other areas where water and moisture is present. Wet rot can go unnoticed within loftspace, often due to loose tiles
allowing water to penetrate through the roof and fall
onto the timber structure.

The surveyor will assess the extent of damage and identify the cause of damage and identify remedial works to stop the water and moisture in the affected area. Removal and replacement of timber would be most likely with a specialised timber treatment applied.
